The only listing channel nobody can reprice.
Commercial real estate has no MLS, so your inventory reaches the market through platforms you rent. We build the one channel you own outright: a site with a page for every property, live while the deal is live.
Channels you rent
Your listing
- No published price
- Renews automatically
- Placement is priced
The channel you own
Your terms, your layout, no renewal date.
Commercial does not work the way residential works.
Most web studios sell commercial brokerages the residential pitch. It does not fit, because the thing that makes a residential site optional does not exist over here.
There is no commercial MLS
Residential brokers share listings because a rule obliges them to. NAR's own commercial rulebook says the opposite: submission to a commercial exchange is voluntary, and no offer of cooperation travels with a listing. Nothing distributes your inventory for you.
So exposure is rented, not shared
Your deals reach the market through platforms you subscribe to. None of the major ones publishes a price, the agreements renew automatically, and how prominently a property appears is itself one of the things being sold.
Your website is the only channel with no landlord
In residential this argument is weak, because the portals outrank the brokerage anyway and we have said so in print. In commercial it is the strongest one available, because there is no cooperative feed competing with you.
Built around deals, not around a brochure.
A commercial site earns its keep between the pitch and the close, which is a different job from the one a residential brokerage site is doing.
A page per property, live while the deal is live
Every listing gets its own page on your domain, built to be sent, not searched for. It is the link you put in the email, the QR code on the sign, and the thing a principal opens on a phone in a parking lot.
Availabilities that stay current
One place to update space, status, and terms, so the site stops contradicting your rent roll. Nothing rots faster on a commercial site than an availability page nobody owns.
Broker and team pages worth pitching from
Commercial is won on relationships and track record. Your people, their markets, and their history presented so a committee sees a firm rather than a list of headshots.
Designed against the national pitch book
Custom design from a blank page. You are usually bidding against a national firm whose materials are the best-funded thing in the room, and on a screen that gap closes faster than it does in print.
Loads in under half a second
About 5x faster than most brokerage sites. That matters most on a phone at a site visit, which is exactly where a property page gets opened.
Kept sharp with Flare Care
After launch we stay on: hosting, monitoring, updates, and steady improvements. You run the deals, we keep the site current as listings turn over.
Read it yourself
We did not take anyone's word for any of this
Almost everything published about commercial listing platforms is published by someone selling one. So we went to the primary documents instead: NAR's own commercial rulebook, the SEC filings of the largest platform, and a federal appeals court opinion. The write-up carries every citation, including the parts we could not verify.
Start with why commercial real estate has no MLS, which covers what the platforms cost, why none of them will quote you a price, and what is currently being litigated about moving your listings between them. If you also run a residential side, our brokerage page covers that half, including the advertising rules that apply state by state.
Built for independent firms and teams.
- You run an independent commercial brokerage or team, not a national brand's local office.
- Every deal goes out as a PDF and a portal listing, and nothing else.
- You are pitching against firms whose materials are better funded than yours.
- You own or manage space and market it yourself.
Zero-risk to look
See it live before you own it.
Your site goes live on a preview link before you commit a final dollar. Love it within 14 days or get every dollar back, and it launches on the date we agree.
Not sure it is worth replacing what you have? Send us the current site and we will record a short teardown showing what a principal sees when they open it, and what we would change. Free, no call required.
Own the channel
with no renewal date.
Send your current site and we'll show you exactly what we'd change, free. Or start your build and get a page for every property.
