What New York actually requires

New York's rule defines advertisement broadly enough to include your website and every individual social media page and post. Each one must state the broker's name and either the full business address or a phone number. Agent and team sites have an additional obligation: they must link to the broker's own site.

The current regulation took effect November 2, 2020.

IDX pages carry disclosure down to the thumbnail

New York requires listing-broker disclosure on IDX and search-result pages, on every page, including thumbnail views. If you are planning a listing search, this affects the card component itself, not just the detail page.

Titles are regulated

Salespersons and associate brokers are explicitly barred from using corporate officer titles such as president or CEO, which are reserved for the broker of record. Check your team page before launch, because impressive titles are the default temptation.

Each social page is its own advertisement

Most states treat your web presence loosely. New York counts each post and each profile page separately, which makes this a content-operations problem rather than a one-time build task.

California requires a license number on your site. Texas law bars its commission from requiring one. Never assume a neighbouring state's template applies.
